The Sand Is What Makes the Finish.

Any contractor can roll on a coat of poly. The difference between a floor that looks amazing and a floor that looks blotchy is entirely in the sanding. We use a 4-grit sequence — 36, 60, 80, 100 — across drum, edger, and orbital buffer to leave the wood flat, smooth, and stain-ready.

Our Sanding process

  1. Containment Setup: Plastic walls, door covers, vent seals, and HEPA scrubbers installed before the first cord plugs in.
  2. Rough Drum (36 grit): Removes old finish, pet stains, deep scratches. The most aggressive cut.
  3. Medium Passes (60, 80): Two passes flatten the wood and remove drum lines from the rough cut.
  4. Edger & Hand Work: Edges, corners, and stair noses sanded to match the drum work — no shadow rings.
  5. Final Buff (100 grit): Square-buff orbital pass leaves the floor smooth, even, and ready to stain.

Frequently asked questions

Is sanding really dustless?

We capture 99%+ of dust at the source with HEPA-filtered vacuum-attached sanders and containment walls. You'll see a small amount of fine settle-dust at the edges — but nothing like traditional sanding.

How thick of wear can sanding remove?

We typically sand off 1/32" – 1/16" of wood per refinish. Solid hardwood can usually be sanded 5–7 times over its lifetime.

Can you sand engineered hardwood?

Yes — if the wear layer is thick enough (typically 2mm+). We measure before the estimate to confirm your engineered floor is sand-able.

What about staircase sanding?
